Water infiltration, deteriorated sealant, and steel corrosion led to the following:

  • Delaminated coating on the vertical concrete
  • Open/de-bonded sealant joints
  • Corrosion/expansion of the embedded steel components within the concrete
  • Spalling of the vertical concrete beams, columns, slabs, etc.
  • Corrosion of the metal balcony railings

BAMR utilized suspended scaffolding to access every elevation of the circular façade to repair the following:

  • Corrosion removal on the metal railings and new steel attachments
  • Sealant replacement
  • Installation of waterproofing membrane on the balconies of the top floors
  • Demolition of delaminated concrete, removal of embedded corrosion, replacement of embedded corroded steel, and installation of new concrete patch
